Hospital Financial Model & Feasibility Study — Excel Template
A hospital financial model and feasibility study in Excel. It projects a private hospital from the drivers hospital managers actually plan with — patients per consultant, surgeries, beds and occupancy by ward, and tests in the diagnostic centre — through costs, fixed assets and a loan to five years of financial statements, and values the project with NPV, IRR and a discounted cash flow.

What this model does
Revenue comes from three streams. Outpatient consultations and general and specialised surgeries are driven by consultants, patients and average charges; indoor revenue by beds, capacity utilisation and room rent across emergency, special ward, ICU/CCU and general ward; and the diagnostic centre by tests a year and the average charge for ultrasound, X-ray, ECG and three bands of other tests. Each stream has its own yearly growth.
Cost of services, indirect staff, rent, utilities, promotion and professional fees follow, with fixed assets that include ambulances and medical equipment, and a loan with its own schedule. A one-page dashboard with a sensitivity drop-down sits on top, and the valuation sheet works through free cash flow, the cost of capital, terminal value and discounting step by step.
Use it for
- A feasibility study for a new hospital, clinic or diagnostic centre
- Testing how occupancy, consultant numbers and charges drive profitability
- Bank and investor presentations that need NPV, IRR and a DCF value

Frequently asked questions
Can I model a clinic instead of a full hospital?
Yes — set the wards or services you do not have to zero on INPUTS and the statements follow.
Why do I see #NAME? errors?
The model uses XLOOKUP, IFS and FILTER, which need Excel 2021 or Microsoft 365. Older Excel versions, Google Sheets and LibreOffice cannot calculate those cells.
How does the sensitivity analysis work?
The drop-down on the Dashboard applies a budget, optimistic or pessimistic case to the revenue drivers; every statement and the valuation recalculate.
