Manufacturing Financial Model & Feasibility Study in Excel (NPV, IRR, DCF, EVA)
A manufacturing financial model and feasibility study in Excel. It builds a manufacturer's ten-year plan from the factory floor up — units, raw materials, labour, conversion and overhead costs, markup — through operating expenses, fixed assets and a loan to the three financial statements, then values the project four ways: NPV, IRR, discounted cash flow and Economic Value Added.

What this model does
Four product categories each carry their own volume, growth and cost per unit. Production cost is built from raw materials, labour, conversion cost and an overhead percentage; a markup turns cost into price; direct factory salaries rise with annual inflation. Operating expenses, six classes of fixed assets — from buildings and machinery to vehicles and computers — and a loan with its own schedule complete the picture.
Seven sensitivity cases — budget, three optimistic and three pessimistic (±10%, ±25%, ±50%) — flex units, costs and markup from one selector, and the whole model follows. The valuation sheet walks through each method step by step: project free cash flows, the cost of capital, terminal value and discounting, then Economic Value Added with return on capital employed. A dashboard charts the results.
Use it for

- Investor and lender packs that need NPV, IRR and a DCF value side by side
- Understanding how volume, unit cost and markup each move the valuation

Frequently asked questions
What is "FMD" in the currency field?
A placeholder currency label ("financial model dollar"). Type your own currency in the MAIN MENU and enter your inputs in it.
Why do I see #NAME? errors?
The model uses XLOOKUP, IFS and FILTER, which need Excel 2021 or Microsoft 365. Older Excel versions, Google Sheets and LibreOffice cannot calculate those cells.
What is Economic Value Added?
EVA is operating profit after tax minus a charge for the capital employed — the profit left after every provider of capital has been paid. The VALUATION sheet explains when it is and is not a good measure.
